About Infusion Homes
Infusion Homes is a new home renovation company located in San Antonio, Texas with a focus on infusing a cool mix of bold with old. Our goal is to transform older existing homes into more functional and trendy places to live. We focus on enhancing a homes architectural styling, then adding higher end elements such as granite, marble, and stainless steel for a modern touch. Another key ingredient to every Infusion Home is the bold use of color. We believe there are far too many beige, tan, and white colored homes. Fix and Flip That House
The home renovation market in every major city has exploded with the mass appeal of house flipping. House flippers profit from buying real estate that needs repair and fixing it up at a considerable discount from market value. The discount is due to the house’s condition (i.e., major renovations and/or repairs needed) or due to the owner(s) needing to sell a house quickly (i.e., relocation, divorce, pending foreclosure).
House flippers or “Pseudo Home Renovators” then performs necessary repairs and updates using the cheapest labor, cheapest materials available and as fast as possible. Once renovations are complete the house flipper attempts to make a profit by selling the house quickly at a price nearer to full market value. It is this type of scenario that is featured on the numerous reality shows which show amateur investors getting into this business.
Flip That House in San Antonio
House flipping in San Antonio was made famous by the Montelongo family on the hit A&E TV show “Flip That House.” The house flips shown however have not been of very high quality and many shortcuts are taken to emphasize their return on investment. While the show has helped make the Montelongo’s a large amount of money, it has done little in the way of promoting consumer confidence in buying a flipped home. Continuing to show episodes where potentially harzardous situations like cat urine and fecies not being properly treated and passed on to unknowing new home owners will continue to put a black eye on the home renovation industry.
Not only does Infusion Home not endorse these kinds of home flips, but we genuinely hope that they will join us in helping to make San Antonio a better community by giving a portion of each sale to a local charity. Infusion Homes charities are currently dog related as we are dedicated to helping local area dogs find good homes and to keep local “No Kill” shelters open.
Home Renovations vs. House Flipping
Home renovation companies differ from house flippers in two major ways. First, home renovators usually use higher end materials than what a typical house flipper would use. Second, home renovations are usually more extensive and detailed than a “patch and paint” house flip would be. Infusion Homes has an additional focus which is working to help the gentrification of San Antonio’s older neighborhoods. As more renovations occur, the total cost of living there can rise substantially. Although most arguments surrounding house flipping tend to be negative, home renovations can really benefit San Antonio area home owners.
Renovating older San Antonio neighborhoods can encourage a rejuvenation and restoration of a previously decrepit neighborhood. The restoration creates jobs, particularly in construction, for locals and generates more sales to local vendors. San Antonio is still one of the best places to buy a home in the United States. According to the latest figures from the National Association of Realtors (http://realtor.org) the median prices of houses in San Antonio is doing quite well. San Antonio’s median home value for Q4 2007 was $154,700, well below the aggregate national median existing single-family home price, which was $206,200 in the fourth quarter, down 5.8 percent from the fourth quarter of 2006 when the median price was $219,000. With lower home prices and a positive growth in jobs, San Antonio offers lower income families the ability to enter the housing market and work their way up the property ladder. San Antonio has a diverse mix of home styles, neighborhoods, and price ranges. The most historical and expensive homes inside Loop 410 are located in Alamo Heights, Terrell Hills, Monte Vista, and Olmos Park. Infusion Homes has just completed its latest project in the Timberwood Park subdivision. Timberwood Park is an older established neighborhood located a few miles north of San Antonio out 281N.
