Infusion Homes has just completed its latest renovation project located at 306 Sousa in the Timberwood Park subdivision. Timberwood Park is an older established neighborhood located a few miles north of San Antonio out 281N. Timberwood Park lot sizes range between about 1/2 acre to 1 acre and between about 20 years in age to brand new construction. Aside from the large lot sizes, Timberwood also benefits from being in the Comal ISD plus home owners don’t have to pay city taxes.

The Infusion project house is a 20 year old 3/2/3 with 1953 sq ft. The architectural elements in the house are 4 side rock exterior, an open floor plan, high ceilings, rock fireplace, sunken living area, sunken master bedroom with large bath and walk in closet, and circular driveway. Another big bonus in the addition of a detached 3rd car garage located in the back of the property as a free standing building.

The challenges faced during renovation were the roof, saltillo tiles that were worn and faded, over grown plantings, and a heavy Monterrey drag wall finish throughout the house. In general the house was in good shape, but was simply style improperly from the onset and amplified by years of neglect. In order to update the home Infusion performed the following renovations:

Exterior Renovations

• New roof- a 50 year roof was put on the main house and detached studio/garage
• New Paint - changed paint colors from tans/reds to gray/yellow
• Plant Removal - removed all overgrown plants and bushes and replaced with new sod
• Front Porch Tile- removed old saltillo tile and replaced with 20″ porcelain tiles
• Back Deck Stain - stained back deck in dark brown and added polyurethane seal
• New Back Stairs - replaced worn steps leading out of garage with railed stairs per code
• 3rd Car Garage Update - installed insulation, drywall, can lights, new door, and paint to make garage into studio or office option
• Rock Planting Beds - removed old rock patio and rubber pond basins and replaced with rock surround plant bed with tropical plantings

• Acoustic Ceiling Removal - pulled down popcorn ceiling texture and replaced with light orange peel
• Wall Texture Removal - Covered the Monterrey drag texture, sanded, added light orange peel

Kitchen Renovations

The renovated kitchen really stands out with color combinations. The walls are painted Sherwinn Williams “Baugette” and cabinets are Sherwinn Williams “Garret Gray.” Combined with all the brushed stainless steel appliances and fixtures, the kitchen feels warm and inviting.

• Granite Countertops - replaced original orange formica with granite slabs from Vintage Granite in San Antonio
• Stainless Appliances - replaced all appliances with Kenmore stainless steel and added microwave above stovetop
• Undermount Stainless Sink - replaced existing sink with new undermount double stainless sink
• Bar Addition - original layout had a table top between kitchen and dining room which was replaced with a bar height wall and granite bar top
• Stainless Pull-Out Faucet - added new pull out brushed stainless faucet
• Porcelin Tiles - removed saltillo tiles, ceramic tiles, and vinyl flooring down to concrete and added 18″ Marrazzi Cortina Italian tiles in staggered pattern
• Painted Cabinets - existing wood cabinets were in great shape, so updated with Sherwin Williams “Garrett Gray” oil based paint
• Brushed Nickel Hardware - all cabinet door handles were replaced with brushed nickel pulls
• Plumbing - replaced existing copper pipes and drain lines with braided steel and installed new garbage disposal.
• Electrical - new GFCI plugs were installed throughout the kitchen.
• Lighting - original drop ceiling frame was removed and new can lights installed. New brushed nickel fixture installed over bar.

Dining Room Renovations

The renovated dining room is the perfect size to allow for a large table and chair set or a standard sized table plus china cabinet. The dining room now has a bar area that connects it directly to the kitchen. With the removal of the over hanging cabinets, the kitchen and dining room have a great flow. There is also a window seat that looks out into the yard.

• Accent Wall - wall to kitchen was painted in Sherwin Williams “Baugette”

• Marble Vanity Top - removed existing top and replaced with custom marble tile top
• Sink - installed rectangular Kohler sink
• Faucet - installed new Pegasus faucet in brushed nickel
• Mirror - removed existing flat mirror and installed custom framed mirror
• Tile Floor - installed 18″ Marazzi Cortina porcelain tiles on floor

3rd Car Garage / Studio Renovations

• Insulation - installed R13 insulation to interior walls
• Drywall - installed 1/2″ drywall to walls and ceiling
• Lighting - installed 6 can lights
• Paint - walls were sprayed with light orange peel and painted in Sherwin Williams “Hearts of Palm”
• Baseboards - installed floor baseboards and door trim
• Custom Door - installed custom wood front door with half pane of glass
